These Terms of Service ("Terms") govern your use of soflomlsflatfeelistings.com and the real estate services provided by RESF (Real Estate South Florida), operating as The Home Owners Listing Team.

1. Services Provided

RESF / The Home Owners Listing Team provides flat-fee MLS listing services in South Florida. Our services include MLS placement, syndication to major real estate portals, and access to buyer leads. Specific services vary by listing tier (Basic, Premium, Elite, Elite Plus).

2. Listing Agreement

By listing your property with us, you agree to our listing agreement terms. Your listing is exclusive with RESF / The Home Owners Listing Team during the agreed contract period.

3. Fees & Pricing

Flat-fee pricing is non-refundable once your listing has been placed in the MLS. Cancellation fees may apply per our listing agreement.

4. Your Responsibilities

You agree to:

• Provide accurate property information
• Disclose all known property conditions and defects
• Cooperate with showings and open houses
• Maintain property insurance during listing period
• Comply with fair housing laws

5. Limitation of Liability

RESF / The Home Owners Listing Team is not liable for market conditions, buyer behavior, or any indirect damages related to your listing.

6. Governing Law

These Terms are governed by the laws of the State of Florida.
